Running a small pressure washing business comes with plenty of challenges. Understanding insurance shouldn’t be one of them. Unfortunately, insurance companies often use industry jargon that makes it hard to know what you really need. To complicate matters, coverage requirements vary from state to state, and the vendors you work with may also have their own specific demands.

Vendor Requirements

Vendors may also choose to require policies that aren’t mandated by state law. This situation is most often seen with Workers’ Compensation policies. If you don’t have a commercial auto policy in place, vendors may ask you to obtain a General Liability policy with a Hired/Non-Owned Auto endorsement. This endorsement provides liability protection when vehicles not owned by your business are used for work purposes. “Hired autos” typically include vehicles you rent or borrow while “non-owned autos” generally refer to personal vehicles owned by employees that are driven for business tasks. The endorsement does not cover damage to the vehicle itself, but it does protect your business if an accident causes bodily injury or property damage to others

Your Work



It is also important to understand that your expectation of what a policy covers might not always align with what is actually included. Most general liability policies contain an exclusion known as “your work.” This exclusion states that damage to a client’s property caused by work you performed, equipment you used, or warranties about the quality of the work will not be covered in the event of a claim. One of the most common pressure washing claims falls under this exclusion:



You’re contracted to pressure wash a house. The cleaning solution you use reacts with the paint on the house and stains the siding. Because you were hired to clean the siding, the damage would not be covered if a claim were filed. “Your work” was the cause of the claim, and the policy exclusion prevents coverage.



Many pressure washers are surprised to learn that general liability insurance does not cover mistakes like this.
